What is a flood zone map?
FEMA's National Flood Hazard Layer (NFHL) divides the US into flood zones based on the likelihood of flooding. High-risk zones (called Special Flood Hazard Areas, or SFHAs) have about a 1-in-100 chance of flooding in any given year. Lenders typically require flood insurance for properties in these zones when the mortgage is federally backed.
Zone AE is the most common high-risk designation -- it appears in river valleys, coastal lowlands, and low-lying urban areas nationwide. Zone VE is the coastal high-hazard zone, found along ocean beaches and bay shores where wave action adds to flood risk. Zone X means lower risk: outside the 1% annual chance boundary.
